How the roof cost is worked out
Roof area = footprint (with overhangs) × pitch factor
Cost = roof area × installed price per sq ft
+ roof area × tear-off price, if the old roof comes off
Example: a 40 × 30 ft house with a 6/12 gable roof, asphalt shingles, old roof torn off.
- Footprint: 40 × 30 = 1,200 sq ft
- Pitch factor for 6/12: √(1 + 0.5²) = 1.118
- Roof area: 1,200 × 1.118 = 1,342 sq ft, or 13.4 squares
- New roof at $5 per sq ft: $6,708
- Tear-off at $1.25 per sq ft: $1,677
- Total: about $8,385, within a national range of $6,037 to $14,758
What moves the price
- Material. Asphalt shingles are the cheapest common roof; metal costs about twice as much per square foot. Tile and slate cost more again and aren’t in this calculator.
- Roof size and pitch. A steeper roof has more surface over the same footprint, which the pitch factor already counts. Fixr adds that the safety equipment a steep roof calls for pushes the labor cost up.
- Tear-off. Removing one layer of shingles is cheapest; Fixr says heavy materials or several layers can triple the price per square.
- Repairs underneath. Fixr puts replacing rotten decking at $2 to $8 per square foot, found only once the old roof is off.
- Where you live. These are national averages; labor rates vary a lot by region.
